Whole House Systems Approach

At Giex Estate Homes we use the “Whole House Systems Approach” when building your home. That means that the house is built as an integrated system where the structure and equipment, the lifestyle you’d like to live, and the surrounding environment all work together as a whole.

We accomplish this by insuring that, from start to finish, everyone from the architect to the various trades work as a team rather than independent professionals. Then we back this up with a series of extensive checks and inspections to insure that all workmanship meets our exacting standards.

Our standards are a reflection of the views and professional ethics of our team. Our builder is registered with the State of Texas and is a Graduate Master Builder with the NAHB, a member of the Austin Homebuilders Association, a member of the Austin Custom Builders Council and a member and vice chairman of the NAHB Custom Builders 20 Club. Your Construction Supervisor, who jointly oversees the construction of your home with the builder, is a graduate of Building Sciences from Texas A&M.

You can be assured that we use “Best Building Practices” in building your home. Attention to detail, followed up by independent inspections by a certified engineering firm, provide our owners with the knowledge that their home is a work of art and will withstand the passage of time. We take great pride in what we do.

Inspections Performed During Construction

After the foundation and the framing plans are engineered and the soil has been tested to insure proper conditions exist for a stable foundation, we perform a series of extensive inspections during the construction process.

Because we believe your home should be built as well as we know how, our Construction Supervisors are constantly on site – not driving between 5-6 other homes. This means nothing gets missed. They are there when the foundation goes in, when the frame goes up, when the air conditioning systems is designed and installed, when the plumbing and electrical systems are installed and when the interior and exterior are finished out.

Essentially, your Construction Supervisor is there during the entire construction process making sure the work is performed the way we insist it should be done. Not only is your Construction Supervisor inspecting the entire building process as it progresses, your soil and foundation are independently inspected by a certified engineering organization. This is true also of your roofing structure and your plumbing and electrical systems.

From foundation to framing, to roof, to insulation, to windows and doors, to plumbing and electrical, to air conditioning, to gutters and downspouts, everything is checked and rechecked.

 List of Other Things We Do To Insure Your Home Is Built Better

  • Interior wall bracing on many interior walls which adds to structure strength of the walls
     

  • Many interior walls are insulated to prevent noise transfer from one room to another
     

  • Double isolation walls in media center to reduce noise and vibration transfer to other areas of the house from low frequency sound waves created by the surround sound speakers
     

  • Noise abatement sheathing membrane in walls and ceiling of media center to further reduce sound transfer
     

  • Engineered structure including joist, walls and trusses
     

  • Engineered foundations for all supporting structures including the swimming pool
     

  • Inspections by independent engineering firm for every major construction step including soil test, foundation design, foundation pour, framing, insulation, plumbing, electrical and other important construction phases
     

  • Photographic records of the building process from beginning to end
     

  • Drainage plans, including oversized drainage pipes and ground contouring, to keep water from accumulating around the foundation during exceptionally heavy rains
     

  • Strong metal fold-down ladders located in attic access areas instead of the typical wood ladders
     

  • Minimized roof penetrations from vents which improves the look of the roof and reduces the possibilities of roof leaks from multiple vent penetrations
     

  • Structured wiring plan which includes communication, security, entertainment and smoke and fire alarm
     

  • 19” soaker-type bathtubs instead of 14” shallow tubs
     

  • Heavy structural support beams in areas where there are large spans or areas subject to high winds
     

  • TOTO commodes (or equivalent) instead of less costly types
     

  • Extensive use of stone on both exterior and interior surfaces
     

  • Heavy gauge iron rails in the interior and exterior of the home
     

  • Extensive ceiling treatments in many rooms and hallways including groin vaults, barrel vaults, tiled ceilings and lighting trays
     

  • Upgraded ceiling lighting cans with accent lighting in certain areas
